What is an Energy Performance Certificate and why do I need one?
An Energy Performance Certificate (EPC) is a measure of a home’s performance in terms of the following:
- its energy use per square meter of floor area
- energy efficiency based on fuel costs
- its environmental impact based on carbon dioxide (CO2) emissions.
The higher the Energy Efficiency
rating and Environmental Impact rating, the more efficient the home is
and less impact it has on the environment.

The detail, implications and
recommendations of the EPC will be fully explained in our survey report
which will accompany the EPC.
Legislation states that since the 6th
April 2008 any residential property offered for sale must have had a Home
Information Pack (HIP) commissioned before it is placed on the market.
The EPC is a mandatory part of the HIP and it must be produced by a qualified Domestic Energy Assessor.
Effective from 1st October 2008, any residential property which is let
as a dwelling will also require an EPC.
